Fire Rated Riser Doors for Service Shafts and Risers

Riser doors are the access doors that close off a building’s service risers. These are the vertical shafts that carry electrical cabling, plumbing and hydraulic pipes, gas lines, comms and NBN cabling, fire services and mechanical ducts from floor to floor.

You’ll find them on every level of apartment blocks, offices, hotels and aged care facilities. They are usually set into a corridor or lift lobby wall as a single or double-leaf cupboard door. Behind them sit the switchboards, meters, valves and cable trays that trades and building managers need to reach.

A service shaft connects every floor of a building. That makes it a ready path for fire and smoke to spread. So in most commercial and multi-residential buildings, the door into the riser has to be a fire rated door, tested and certified to hold back fire for a set period. That’s why they’re also called service shaft doors, riser cupboard doors or fire rated access doors.

Depending on what runs through the shaft, they’re often named by service:

  • Electrical riser doors – for main switchboards, distribution boards and sub-mains
  • Hydraulic and plumbing riser doors – for water meters, valves and stack pipes
  • Comms and data riser doors – for NBN, MATV and data cabling
  • Fire services riser doors – for sprinkler and hydrant pipework
  • Mechanical riser doors – for ductwork and exhaust shafts

Fire Ratings and Compliance

Every fire rated riser door we make is built to match the fire resistance level (FRL) your fire engineer or certifier specifies for the shaft. The most common ratings we supply are -/60/30 and -/120/30, with other FRLs available to suit the design.

Our riser doorsets are made to meet the Australian Standards that apply to fire doors in Sydney, NSW:

  • AS 1530.4 – fire resistance testing of the door and frame as a tested system
  • AS 1905.1 – installation of fire resistant doorsets, including frames, hardware and gaps
  • NCC Volume One – the National Construction Code requirements for protecting openings in fire-rated service shafts
  • AS 1851 – routine inspection and maintenance, so your doors pass the annual fire safety statement

Each door leaf and frame is supplied with its compliance tag. That gives your certifier, fire services contractor and strata manager the traceability they need at handover and at every inspection after it.

Many architects want riser doors to disappear into the wall. We can make flush-faced doors with concealed hinges and recessed hardware, so the corridor stays clean while the shaft stays protected.

Need keying or digital access? We supply compliant locks, closers and seals with the door, and our sister business Mosman Locksmiths can key your riser doors to the building’s master key system.

Bulk Supply or Single Riser Doors: We Do Both

Riser doors in strata apartment

Bulk supply for builders and construction projects

Fitting out a new apartment block or commercial tower means dozens of riser doors across every level, often in several sizes. We work from your door schedule and drawings to manufacture the full package of riser doors and frames.

  • Built to your door schedule, with each doorset labelled by level and location
  • Consistent FRLs, finishes and hardware across the whole project
  • Staged deliveries to match your construction program
  • One manufacturer for riser doors, apartment entry doors, fire stair doors and metal door frames
Single riser door

Single doors for strata, facility managers and repairs

Not every job is a new build. If a riser door has failed its fire inspection, been damaged, or no longer closes and seals properly, we can make a single replacement doorset to fit the existing opening.

  • One-off fire rated riser doors made to measure
  • Replacement doors to fix defects flagged in an AS 1851 inspection
  • Upgrades from non-compliant cupboard doors to tagged fire doors

Riser Door FAQs

In most commercial and multi-residential buildings, yes. Service shafts run through every floor, so the NCC requires openings into them to be protected. The exact FRL depends on the building’s construction type and the shaft’s rating, and is set by your fire engineer or certifier.
Common ratings are -/60/30 and -/120/30, but the right rating is the one in your fire engineering report or certifier’s specification. Send us the spec and we’ll build to it.
A riser door is a full door you can step through or stand in front of to work. A fire rated access panel is a smaller hatch for compact shafts where only reach-in access is needed.
It depends on the specification. Some riser doors must be self-closing, while others are kept locked shut. We supply closers where they’re required.
Yes. We make one-off replacement fire rated riser doors to suit existing openings, to fix defects found during AS 1851 inspections.
Yes. We offer flush, paint-ready, laminate and veneer finishes, with concealed hinges and recessed hardware.
